ARCO AM PM CONVENIENCE CENTER

PROJECT DESCRIPTION: 

• The ARCO AM PM Convenience Center is proposed for the Southwest corner of Orchard and West El Camino .  The existing PUD calls for 16 pump handles (High Capacity Stations) and one large canopy.  The project will sit at the northeast edge of the Justice Property and will take up half of the width of the eastern edge of that property. 
   
• Traffic flow is vaguely discussed with only a right-in access from the eastbound lanes of West El Camino (only option allowable from City Traffic Department). and a driveway  right in, right-out  exit onto Orchard just North of the Barandas Intersection, and a Left-out onto Barandas,  just West of the Orchard / Barandas Intersection. 
  
   
• The owners have agreed to no alcohol sales (presently) on the property.  They will not allow grade school students in the store during LeRoy Green and Two Rivers lunch periods.  They  will only operate the car wash between 7am and 10 pm.  They are asking for special use permits for the gas sales and for 24 hour operation.
