It is the intention of Downtown Ford to move its dealership, and its
existing signage, to the Park El Camino Property West of the Orchard Lane Extension
and North of West El Camino. The Dealership is proposed to locate at
the Northwest corner of the Property with 6 separate, smaller parcels
located at the Southern section of the property. (See Map Below)
This project has been approved by the City Council with a variety of
concessions made to the proposed PUD at the request of ROCA, and with a
"trigger". The trigger is that Downtown Ford will not build
on this site for two years. In the event that during this time frame,
an auto mall is approved for the area bordering the west side of I-80 and
adjacent to the 49'er Truck Stop, Downtown Ford will be encouraged to
consider moving into the mall. Due to Councilman Ray Treatheway's
intervention on behalf of our communities, Downtown Ford has accepted this
trigger, along with other concessions.

ROCA will continue to be involved in the interest of the surrounding
residents to see that this project has the best possible outcome.

BRIEF SYNOPSIS OF WHY THERE IS OPPOSITION TO
THIS PROJECT:
The South Natomas Community Plan calls for
"Community Commercial Retail" at this property, not "Highway
or Regional Commercial Retail." C2 zoning does allow for
auto dealership businesses but with a special-use permit.
However the South Natomas Community Plan takes priority and pre-empts over
the General plan's C2 designation for this site, as per the directives
addressing implementation of the City Plan.
The Park El Camino Property should be allowed to
serve it's original intent, which is to bring much needed
community-style retail services to the immediate surrounding community.
This property is the introductory showplace of our South
Natomas Community and should match the theme and intent of the neighborhood,
which is to create walk-able, livable communities having retail uses for
this pedestrian-oriented community to enjoy. This is also in keeping
with the City's plan, vision, and goal of "The most livable City
in the Nation."
